Our tenant rep engagement starts with a concept review. We map your operational requirements, neighborhood preferences, budget, opening timeline, and approval path into a search profile that is specific enough to filter quickly. We work the on-market inventory and the off-market inventory through landlord relationships, and we surface spaces in the timeframe and configuration that match your concept.

When a space looks viable, we run a pre-lease review before you commit to negotiations. CO, open violations, DOB job history, FDNY exposure, ADA constraints, venting feasibility, fire-life safety. The goal is a clear read on agency approval risk and opening timeline before you have time and money in the deal.

Lease negotiation is built around the things that decide whether your buildout finishes on schedule: delivery conditions, landlord work letter, free rent against permit timing, contingencies for agency approvals, exit options if the space cannot be approved for your use, and protections for items that come up during diligence.

We work with attorneys, architects, and expediters our clients already use, or we introduce ones who understand restaurant and retail buildouts in NYC. Triumph itself does not provide architecture, permitting, or construction services. Those sit with separate firms under separate agreements.
